What if having fun at work wasn’t just a benefit, but a core part of doing great work?

In the latest episode of The Future of Work® Podcast, transformation expert and author Bree Groff shared why fun, connection, and curiosity deserve a central place in how we think about work.

Groff has spent her career helping Fortune 500 companies like Microsoft and Google navigate complex change. Drawing on that experience, she makes a compelling case for rethinking what makes a good workday — and how to create more of them.

Rethinking the Cost of the Workweek

Many people measure their weeks in output and productivity. But Groff suggests a deeper question: how are we spending our lives?

“We are spending five sevenths of our lives each week at work. And that is far too much to consider only the input to a paycheck, only the input to a company’s bottom line,” she said during our podcast conversation.

Her point is both practical and philosophical. People perform better when they’re energized. But they also deserve to feel their time has value beyond the transactional.

Not One Kind of Fun, but Many

Groff resists a narrow definition of fun, especially at work. It’s not about ping pong tables or performative joy. Instead, she encourages people to find satisfaction in a wide range of sources — personal growth, camaraderie, mentoring, or even moments of quiet focus.

“The good thing about joy and fun at work is that you don’t have to get all of your joy from the same place,” she said.

Sometimes, it’s not about purpose or meaning. Sometimes it’s about relationships, curiosity, or mastering a skill. Fun is personal, and people should be empowered to find it in ways that are authentic to them.

Leadership Sets the Conditions

Leaders can’t manufacture joy, but they can create the space for it to emerge. That starts with paying attention to how teams work, not just what they produce.

Groff shares practical tools, like check-in rituals and “Do Nothing Days” — time set aside for deep thinking and unstructured conversation. These are not distractions. They create the conditions for better thinking, deeper collaboration, and more creative breakthroughs. And it also happens to be good for the business.

Start Local: The Power of Cozy Teams

Even if an organization isn’t fully aligned, managers and individuals still have influence. Groff encourages team leads to think of themselves as CEOs of their own small cultures. Cozy teams — where people feel psychologically safe, trusted, and known — can exist inside any company.

Small gestures matter. Making space for a quick laugh, checking in sincerely, or sharing the real reasons someone has their camera off can shift the entire tone of a team. And when all else fails, Groff suggests “thin-slicing” joy: finding even a minute in the day — like a peaceful coffee break — and fully enjoying it.

Fun Is Not Optional

Groff’s perspective doesn’t ask for less work; it asks for better work. She makes it clear that fun is not a tradeoff with performance, but rather a foundation for it.

Work will always bring challenges. But most of our lives are spent working. That time deserves to be well used, well felt, and yes, fun.

In fact, 51% of respondents to a new survey believing AI could ultimately render physical offices obsolete. This is based on a new research study by GoTo, entitled “The Pulse of Work in 2025: Trends, Truths, and the Practicality of AI.”

Survey Finds Majority Prefer AI-Enhanced Remote Work

While some roles still necessitate in-person work, flexible employees are highly receptive to AI tools—62% say they would favor remote work powered by AI collaboration tools over traditional office environments.

Staff widely report that AI offers increased flexibility (71%), maintains productivity from anywhere (66%), and boosts customer support effectiveness during remote operations (65%).

Tech Leaders See More Impact Than Employees Feel

There is a notable gap between IT leadership and staff perceptions. Ninety percent of IT leaders believe their organizations are using AI effectively to enable dispersed teams, yet only 53% of remote/hybrid employees agree.

Despite these differences, nearly all surveyed employees (95%) and IT executives (92%) support current or increased investment in AI solutions.

Budget Priorities Transition Toward AI Over Office Perks

AI’s appeal extends beyond functionality. Sixty-one percent of employees say investing in AI tools offers more productivity and engagement gains than providing premium workplace amenities — this belief holds even among on-site workers.

Employers may need to rethink the balance between luxurious offices and practical digital infrastructure.

AI Benefits Span All Generations

The adoption of AI isn’t limited to younger workers. A strong majority of remote/hybrid employees across all age groups agree that AI enhances productivity: 90% of Gen Z, 84% of Millennials, 71% of Gen X, and 74% of Baby Boomers report improved performance thanks to AI-driven tools.

What It Means for the Office Model

As businesses reevaluate their investment strategies, finding a balance between AI-powered experiences and office-based perks is key. For many companies, digital transformation now takes precedence over physical infrastructure.

Many high-rise buildings in the U.S. are still underutilized after the pandemic. At the same time, rising housing costs have placed pressure on municipalities to deliver more affordable living options.

In what may seem like the obvious and ideal solution, more and more urban planners and developers are exploring coliving apartments as a practical way to repurpose these vacant buildings while addressing housing needs.

Recent findings from architecture firm Gensler and The Pew Charitable Trusts suggest that cities like Washington, D.C., and Chicago are particularly well-suited for this type of conversion. These urban centers have a surplus of outdated office inventory, and the basic layout of many commercial buildings lends itself to high-density residential reconfiguration.

Conversions like these could be instrumental in supporting commercial real estate investment as the future of work, and where it’s conducted, evolves.

Why Should Offices Be Converted to Housing?

Coliving apartments differ from traditional multifamily housing in that they consist of compact, private units arranged around shared amenities. Residents typically have a private bedroom while sharing bathrooms, kitchens, and communal lounges. In Washington, some coliving units already support up to six tenants per suite.

In Chicago, where office vacancy reached 16.4% in the second quarter, and Washington, where it has climbed to 17%, the urgency to find creative uses for empty space is growing. These rates are significantly higher than the national office vacancy average of 13.9%, according to CoStar.

This approach of converting office spaces to living areas offers key advantages for cities facing rising construction costs and limited space. Unlike full-scale apartment conversions, coliving projects can utilize much of a building’s existing infrastructure, including plumbing and mechanical systems.

Last year Pew and Gensler released a report that showed the advantages of dorm-style office conversions. These layouts place 120 to 190 square foot micro-units around each floor’s edge, with shared kitchens, bathrooms, and lounges in the center. The design cuts construction costs by 25% to 35% and allows for three times more units per floor than standard apartment conversions.

Financial and Social Value

Coliving units tend to be fully furnished, with utilities and services included in the monthly rent. Lease terms are typically more flexible than those found in traditional apartments. While these units generate higher rents on a per-square-foot basis for operators, the overall cost to renters is often lower than a studio or one-bedroom in the same location.

This model supports a variety of residents: young professionals entering the workforce, college students, workers in the service economy, and older adults seeking to downsize in central locations. The built-in communal environment can also help counter social isolation and support workers who may be new to a city.

The availability of more affordable housing in cities could also give workers who are being called back to the office more options when determining how they could feasibly make a move back after the city exodus during the pandemic.

An increase in city residents could also boost the candidate pool for companies that are reverting to local-only hiring.

Urban Policies Begin to Adapt

Policy efforts are already underway in some cities to encourage conversions. Washington, D.C., has introduced tax abatements and property reclassifications to support office-to-residential projects. The city has a goal to add 15,000 residents downtown by 2028, and officials are actively pursuing strategies to make that feasible.

Despite the early momentum, several barriers could limit widespread adoption. Zoning restrictions in many jurisdictions still prohibit multiple unrelated adults from sharing a single apartment. In some areas, minimum unit size requirements and outdated building codes make coliving developments difficult to approve.

Beyond regulation, there is still skepticism about the model itself.

Some critics see coliving as a temporary fix or associate it with student housing. Others question whether these units provide enough privacy or long-term livability. As cities consider supporting coliving projects, they will need to balance affordability goals with thoughtful design standards and tenant protections.

What’s Next

Gensler and Pew are continuing to examine cities where coliving may be a feasible addition to housing stock. In recent months, they have identified Los Angeles, Seattle, Houston, Denver, and Minneapolis as candidates for future conversions. They are also evaluating the potential for projects in New Mexico, including in Albuquerque and Santa Fe.

Outside the U.S., interest in coliving as a reuse strategy is also taking shape. In London, investors have committed over £200 million to transform a commercial property into shared housing.

While coliving is unlikely to replace traditional residential models, it may prove to be an important part of the solution in cities facing high vacancy rates and unmet housing demand. With the right regulatory adjustments and a practical financial approach, converting empty office buildings into communal living spaces offers a path worth pursuing in the future of commercial real estate.

Behind record-low engagement and rising stress levels lies a deeper truth: work bleeding outside of the office is taking a steep toll on people’s lives.

It is now clear that the modern workplace is entering a crisis of well-being. According to Gallup’s State of the Global Workplace 2025 report, global life satisfaction declined for the second year in a row. Only 33% of employees describe themselves as “thriving,” while disengagement, stress, and emotional fatigue continue to rise across industries.

At the heart of the problem is that work is actively diminishing the quality of life for many people.

Engagement is Falling, and it’s Taking Well-Being With it

Global employee engagement fell to 21% in 2024, the first decline in four years. That dip represents a significant backslide for organizations already struggling to keep teams connected, motivated, and productive.

Managers are feeling the strain most. Their engagement dropped from 30% to 27%, with younger and female managers experiencing the steepest falls. Since managers account for 70% of a team’s engagement, this drop has a direct impact on every layer of the workforce.

“Manager engagement is the key to reversing declining productivity, improving employee wellbeing and unlocking trillions in economic potential,” according to the report.

Behind these low engagement numbers are stories of exhaustion and emotional burnout. One respondent from the U.S. reported working 9 to 10 hours straight without a break. Another in Germany said they were physically tired but unable to sleep.

This is as much of a workplace issue as it is a life satisfaction emergency.

Disengaged Teams, Lost Productivity, and Rising Emotional Strain

Gallup estimates that disengagement at work cost the global economy $438 billion in lost productivity last year, but that figure only scratches the surface of what is being lost — the emotional toll is harder to quantify and far more damaging in the long run.

Globally, only one in three employees say they are thriving. In countries like the United States, Canada, Australia, and New Zealand, well-being has taken a sharp hit. The culprits are familiar: rising cost of living, unrelenting workloads, and the emotional fallout of disconnected work environments.

Loneliness, stress, and daily sadness are increasingly common. This is no longer about “quiet quitting” or underperformance, but rather about workers struggling to function on a human level.

There is hope, and it lies in rethinking how companies can support employees. Engaged workers are 1.5 times more likely to thrive in life, and this impact goes beyond morale. It plays a crucial role in retention, innovation, and the overall health of the organization.

Productivity Starts with People

Gallup estimates that a fully engaged global workforce could unlock $9.6 trillion in productivity. That is the equivalent of nearly 9% of global GDP, but that kind of opportunity requires a cultural reset.

Society needs to stop viewing well-being as a perk and start seeing it as a strategy. Employee satisfaction, retention, and resilience are built from the inside out, which begins with better support for managers and more humane expectations across the board.

The Future of Work is Deeply Personal

In our hyper-connected world, work shows up in every corner of life, shaping our moods, our energy, and our relationships. When work becomes a source of stress instead of fulfillment, the impact spreads far beyond office walls.

If leaders want stronger companies, they need healthier employees. That starts by recognizing that work is not separate from life. It is a part of life, and right now, it is taking too much from too many.

Well-being can no longer be treated as a soft benefit or a side initiative, and instead must be built into the core of how organizations operate. Prioritizing mental health, emotional resilience, and sustainable workloads is as compassionate as it is strategic.

Countries face different AI challenges, whether facing aging workforces or surging youth populations, but the urgent need for reskilling is the common thread.

Whether AI impacts people by taking their job entirely, or augmenting it so that their job is easier, workers know that the technology is coming for them: ADP Research shows 85% of workers think AI will affect their job in the next few years.

But AI isn’t some sentient force forcing its way into our lives — at least, not yet. Instead, big tech companies are framing AI as a necessary advancement for society, pushing the narrative that it’s happening, whether we embrace it or not.

As AI and automation rewrite the rules of work, one thing is clear: resisting change is no longer a choice — the question becomes how we reshape the workforce to embrace it.

The London Business School hosted the “Think Ahead — The Workforce Shift: Adapting to Ageing, Automation, and AI” webinar that explored the heart of this challenge: can we shift mindsets across age groups, cultures, and skill levels fast enough to stay relevant?

The Future of Work: Embracing Technology, Demographics, and Human Intelligence

One of the speakers, Lynda Gratton, Professor of Management Practice in Organizational Behavior at The London Business School, said generative AI has the potential to act as a “great leveler,” providing opportunities across different geographical regions and time zones.

However, when demographics are taken into account, the implications of AI become more nuanced.

For example, Japan, a country with an aging population, faces unique challenges when it comes to technology and AI. The key issues here are not about replacing jobs but about encouraging lifelong learning and upskilling, especially among older generations.

In contrast, countries like Nigeria, with a burgeoning young population and coworking industry, face a different set of challenges. The focus here is on providing connectivity and opportunities for the younger demographic, allowing them to tap into the possibilities of AI and technology.

What Makes Us Human

AI is becoming increasingly sophisticated, and the question of what it means to be human has never been more pertinent.

The essence of humanity lies in memories, experiences, and emotions — qualities that AI, no matter how advanced, cannot replicate. This serves as a reminder that while technology will continue to progress, human wisdom, shaped by our unique lived experiences, will always play a vital role in shaping the workforce.

As AI becomes more important to daily life, emotional intelligence will remain an indispensable skill. The ability to empathize, collaborate, and think creatively will be key differentiators for humans in the workplace, especially as AI systems become more integrated into everyday tasks.

AI and Job Displacement: A Complicated Conversation

Will AI ultimately displace human jobs? Will it take my job?

Everyone is asking it, but not everyone is satisfied by the answer thus far.

AI will ultimately displace human jobs. In fields like radiology, for example, the integration of AI could lead to fewer radiologists, as AI systems take on more diagnostic responsibilities. However, as one panelist pointed out, the number of radiologists is currently higher than ever, and many radiologists now rely on AI tools to assist in their work. Rather than replacing radiologists, AI enhances their ability to diagnose and improve patient outcomes. This collaboration could lead to more accurate diagnoses and better overall healthcare outcomes.

There are also broader societal implications to consider, particularly in terms of how AI will impact job markets globally. While some fear that AI will eliminate jobs, others believe that the technology will open new opportunities for workers to focus on higher-value tasks that require creativity, critical thinking, and emotional intelligence. The challenge, however, lies in preparing workers for these shifts through lifelong learning and skills development.

According to Microsoft and LinkedIn’s Work Trends Index, 66% of business leaders consider AI skills essential for hiring, yet only 25% of companies worldwide offer AI training. To create a fair and supportive workplace, companies should consider providing the necessary resources to help employees develop these skills, ensuring they’re not requiring expertise without offering the tools to build it.

It’s predicted that AI, including generative AI, will boost the global economy by $4.9 trillion in 2030, up from just below $1.2 trillion in 2024. Still, robots can’t be in charge of robots. A human brain will have to make final decisions.

In fact, emotional intelligence (EQ) contributes to 58% of job performance, and 90% of top performers possess high levels of EQ.

AI can’t replicate empathy, intuition, or relationship-building. Workers shouldn’t feel discouraged or depressed just yet, and should instead focus on strengthening your interpersonal skills to stand out and remain irreplaceable in the workplace.

While many fear that AI will replace jobs, the reality is more nuanced. Instead of replacing workers, experts feel as though AI is more likely to enhance human abilities, supercharging productivity and creativity.

Another significant issue is trust in AI systems. While AI can significantly enhance decision-making, the ultimate responsibility for those decisions often remains with humans. The question arises: if AI would have made a better decision, should humans still be held accountable for their choices?

The panelists emphasized the importance of trust in AI and discussed the potential legal and ethical challenges that could arise as AI systems become more integrated into decision-making processes.

This concern is particularly relevant in industries like aviation, where AI has been leveraged for decades in manufacturing and engineering. In 1984, CEO of Alliance Virtual Offices Frank Cottle ran an experiment that, at the time, felt straight out of science fiction — a holographic receptionist. It was operationally successful: the hologram, powered by a live person behind the scenes, could “be” in multiple locations at once, greeting clients and handling inquiries. But despite the functional efficiency, there was a problem: people found it too weird.

“It worked,” Cottle said, “But clients didn’t like it. They missed the direct human interaction (even though an actual person ‘was’ the holograph).”

Fast-forward to today, and AI has progressed in ways no one could have imagined four decades ago. Tools like ChatGPT and virtual avatars are already being used for everything from customer support to teaching university courses.

Just last December, a high school in Germany became the first to host a humanoid robot teacher, called Captcha, who led an interactive lecture on how AI and human thinking differ, before moderating a debate on complex ethical topics like AI relationships, financial autonomy, and legal responsibility for AI-made decisions.

The robot, developed by Hidoba Research, even spoke to journalists and has been spotted riding public transport in the U.S. While its hardware may not be state-of-the-art, its natural speech and multi-language capabilities demonstrate how quickly AI is moving from labs and novelty showcases into real-world human environments: schools, campuses, and potentially places of work.

And with AI-powered robots like Captcha now delivering college lectures, the question isn’t if automation will show up in coworking centers — but when, how, and who will do it first.

AI Receptionists in Shared Workspaces

Coworking centers thrive on community, flexibility, and service — three elements that traditionally depend on human interaction. But as AI becomes more capable, it’s no longer unthinkable to consider a robotic receptionist or AI-powered assistant welcoming members, managing bookings, or even offering local lunch recommendations with a smile (or at least a programmed one).
