HKS takes us behind the curtain on the growth of their presence in Singapore and the design approach to their new office.  

Project Overview:

HKS Singapore was founded in 2016 with a small team of three people operating out of a charming shophouse at 51 Duxton Road. By 2023, the team had grown to 45 people working within the same 2,000-square-foot office. It was clear the team had outgrown the shophouse, despite a strong attachment to the space.

In designing a new work environment, the design team endeavored to do more than just resolve the space issues of the existing office. They aspired to elevate the new workplace into a space that reflects HKS Singapore’s evolving identity and ambitions, promotes health and well-being and drives innovation for years to come. For their new office, they selected a site strategically located within Singapore’s central business district, near their collaborators, partners and clients. This central position also provides equitable access to all three universities in Singapore.

Their new workspace is in a 1920s-era building, The Quadrant, which was formerly home to the Kwangtung Provincial Bank. They selected a heritage building instead of a modern glass structure to build on their history and expertise in adaptive reuse and help preserve their cultural identity.

Their design for the 5,016-square-foot space prioritizes adaptability, to allow users to customize their environments based on their needs. The office features dedicated zones for collaboration, rest, socialization, focus and ideation, in keeping with HKS’ pioneering research into designing workplaces to support brain health.

To integrate art and community into the daily work experience, HKS commissioned local artists to paint murals throughout the office. To further support health and well-being, they utilized sustainable design strategies like upcycling teak from old houses, recycling mechanical systems and incorporating new materials such as bamboo and rattan.

Design Process & Project Planning

Now home to Asia’s first Brain Healthy office, the planning and design of HKS Singapore’s new office was a highly collaborative and research-driven process.

Leadership from across HKS, including Angela Lee, Founding Director of HKS Singapore and Managing Director for HKS Asia Pacific, Europe, and Middle East, played a central role in shaping the vision for the space. Angela shares – 

“In our workplaces, we often forget that rest and socialization are good for the brain. Our brain also needs to be engaged in art, creativity and intellectual difficulty.”

Often invited as a juror in design competitions and to speak at health, technology, and design events, Angela is a recognized thought leader in the field. Her extensive travels have shown her that similar results are observed across cities, cultures and industries. “When we create Brain Healthy workplaces, we develop a workforce capable of unlocking their hidden potential, and creatively solving the toughest problems of our times— from climate change and public health to fragile cities and economies.” She sums it up, “Imagine our workplace as a cognitive gym. The Brain Healthy design fosters a healthier, more innovative, and resilient workforce equipped to tackle today’s most pressing challenges.”

To substantiate the impact of this mission, HKS has developed a “Brain Healthy Workplace Audit” in partnership with the Center for BrainHealth to assess and enhance workplaces for cognitive potential. It aims to transform them into spaces that nurture and protect brain health, while maximizing every employee’s unique potential. 

This design thinking philosophy starts from within–at their office. Dr Upali Nanda, HKS’ Partner and Global Sector Director for Innovation, shares, “We set up our own offices as living labs to measure the relationships between energy use, environmental quality, and spatial quality to the experience of our employees—recording where they sit, move, and engage in activities according to their personalities. Our reports show improvement in sleep quality, focus, and overall well-being.” Dr Upali is the recipient of the Women in Architecture Innovator Award 2018 by Architectural Record. Her award-winning research on health and well-being, neuroscience and architecture, point of decision design, sensthetics (sensory design) and outcome-driven design has been widely published.

Standout Details

The new HKS Singapore office is designed around five key affordances that support different modes of working and well-being.

Designed for Focus: Flexible workstations are assigned based on the amount of focus time needed by individuals. Workstations with partitions provide privacy while offering ample daylight and outdoor views to support extended concentration. Two dedicated phone booths accommodate calls and Zoom sessions and can also be used as task-specific focus spaces. The office is outfitted with carpet, acoustic ceiling panels for enhanced sound quality, and headphones provided for all colleagues to further support focused work.

Designed for Ideation: Spaces such as the rooftop lounge and pantry serve as alternative areas that encourage cognitive shifts towards exploration and idea generation. A dedicated Learning Center, enclosed with glass doors, promotes indoor-outdoor connectivity during team ideation sessions. Displays of in-house artwork and murals inspire artistic expression and creativity, while the Collaboration Hub on Level 5 and Learning Center on Level 6 feature Smart whiteboards to support learning and development. Scattered throughout the studio are 3D-printed models and pin-up boards that foster knowledge sharing and curiosity, complemented by access to greenery both within the studio and on the roof terrace.

Designed for Collaboration: Kopitiam-style seating near the entrance provides a casual setting for discussions with external collaborators. Small meeting rooms and the outdoor rooftop lounge are equipped with mobile furniture and integrated technology to support both physical and virtual brainstorming. Pin-up and whiteboards throughout the office—in focus zones, meeting areas, and the pantry—enable spontaneous discussions and a continuous creative flow. Two large conference rooms with a sliding partition can be merged for larger group meetings.

Designed for Rest: A private Wellness Room offers a quiet space for reflection and also serves as a nursery for employees’ families. Green walls and indoor-outdoor plants on both levels contribute to biophilic design, connecting people to nature during their workday. Beanbags provide a cozy spot for quick breaks, while phone booths double as quiet zones for longer rest periods, even naps, if needed.

Designed for Socialization: Pantry and lounge areas on both floors encourage impromptu conversations, with mobile seating that adapts to different group sizes and layouts. The Learning Center regularly hosts community events that engage local organizations and schools. There’s even a karaoke machine and a wine bar.

Project Results

The project is on track to achieve both Greenmark and WELL certification. This careful blend of historical preservation, cutting-edge innovation and health-focused design sets the foundation for a vibrant, sustainable and creative workspace. The flexibility of the space allows for adaptability and enhanced utilization. By incorporating sliding doors and modular furniture, the space can be easily adjusted to meet various needs.

The thoughtfully designed spaces – ranging from interactive zones to quiet retreats – support various work styles, enabling employees to thrive in both focused tasks and collaborative, co-creative activities. As a result, productivity levels have notably increased, with employees reporting higher levels of satisfaction and well-being.

HKS Singapore is set to continue its research and development into Brain Healthy workspaces, applying the same innovative and wellness-driven design principles that have shaped their projects worldwide.

The Quadrant Building 

The Quadrant retains its Old World charm, while nestled in Singapore’s bustling CBD as the perfect blend of heritage and modernity. Being set in a historically key central location in Singapore, it fosters a sense of belonging, community and fraternity.

One of the efforts to stay green is a lobby decked with wood from sampans (boats) that used to line the river at Raffles Place. The office interior also features elements such as specially sourced Peranakan tiles, local-themed meeting rooms such as Imbiah, which refers to the nature trail in Sentosa, and the team’s own artworks. The latter incorporate local landmarks along with their communities—look closer to find the staff’s pets included as well—all of which are juxtaposed against a modern interior layout.

To reflect the company’s dedication to preserving heritage, while fostering community engagement, HKS’ Office Director Gordon Gn commissioned a rooftop wall mural by local artist Chris Chai flanking its Learning Center. Gordon explains

“Our brief to Chris was simply for it to represent what HKS is about: honesty, diversity, inclusion, and creative thinking. We love his interpretation with this colorful geometric mural. Dedicated to the internal and external community, it will be visible to the surrounding buildings and streets below.”

Meh to Magnetic: Rebranding Work

The physical office was once a status symbol of our professional identity. But in March 2020, that foundation was shaken, and there was a seismic shift in how we work. Since joining Gensler in 2011, Cindy has guided the effective alignment of a client’s organizational goals to a well-informed design response. Her collective experience as a designer, writer, and researcher enables her to synthesize and disseminate complex information emanating from research, stakeholder needs, and business goals into concise reporting to ensure the design Gensler delivers is informed by research and strategy. Cindy holds a faculty position in the Department of Architecture and Interior Architecture at the School of the Art Institute of Chicago and was named a Design Future Council Senior Fellow in 2010. She earned a Bachelor of Interior Architecture from The School of the Art Institute of Chicago and a Master of Design Methods from IIT’s Institute of Design.

From high-rise to high impact: How RDC-S111‘s office design and community spaces move revitalized downtown Long Beach.

In 2016, RDC and its sister company, Studio One Eleven (RDC-S111) made a decision that would transform not just their workspace, but an entire neighborhood. The well-established design firms chose to leave their 21st-floor offices, with sweeping views of Long Beach, for an unexpected location—a former Nordstrom Rack in a declining six-block shopping center in the city’s urban core. 

This bold move was more than a simple relocation; it was a strategic effort to anchor and kick-start the transformation of a long-overlooked area in Downtown Long Beach. By moving to this ground-floor space, the firms demonstrated their commitment to urban repair and community revitalization. The new location allowed them to strengthen their connection to the city fabric and urban context they sought to improve.

The transformation of the 25,000-square-foot retail space into a modern creative office became a catalyst for change in the surrounding area. What was once a bland, underutilized remnant of 1980s retail culture evolved into a vibrant hub of creativity and innovation. The expansive, open-plan design of the former department store provided an ideal canvas for RDC-S111 to craft an inspiring workplace that fostered collaboration and wellness among their staff.

Since the transformation, RDC-S111 has innovated and updated the space for an ever-changing and increasingly flexible workforce. The office, which bolsters community gathering and employee wellbeing, used insights from Covid to encourage a healthy and safe return to work.

Reimagining Retail as Creative Workspace 

The interior space was stripped down to the building’s shell, exposing the ceiling’s steel trusses, metal decking and concrete floors to create one large, open space. A significant design element was the addition of a 6,000 sq ft mezzanine, allowing the entire office to be visually connected at all levels—a stark contrast to their previous bifurcated office setup.

Instead of separate offices for principals and management, all desks now occupy a central space or line the mezzanine. Breakout meeting rooms with high-tech furnishings line the perimeter, available for all to use. Two communal kitchens, one along the main street and another off the back patio, double as spaces for company events, presentations and meetings.

At the southeast corner, the Spit & Argue Club serves as the largest communal gathering space. With a capacity of 130+, it hosts firm-wide meetings, lunch-and-learns and yoga classes, and can be closed off for use by outside community organizations.

A portion of the former loading dock was transformed into a landscaped, private outdoor area for staff. This space includes a fire pit, edible garden wall, palette furniture, loose seating and a basketball hoop. The patio is lined with palm trees and crated orange trees saved from other areas of downtown, creating a green oasis in the urban environment.

Returning to the Office Post-Covid

RDC-S111’s leaders have chosen to look for ways to incentivize a return to the office, rather than dictating an attendance minimum. One such strategy, implemented in 2022, was making the firm’s Long Beach office dog-friendly, which speaks to the growing awareness of mental health needs.

Following the COVID-19 pandemic, the firm has leased spaces within the Long Beach Headquarters to like-minded professionals, creating an environment that includes a mix of creative professionals, serving to build the creative community and enliven the area of Downtown just adjacent to the office, as RDC-S111’s presence has increased the number of people who visit the area with regularity. 

With the growing popularity of Podcasting and virtual interviews, the firm has converted a space in the office into a “Listening Room,” which is a space equipped with audio visual equipment necessary for a clear recording, as well as one that sets the tone for a successful virtual meeting or podcast.

RDC-S111 is continuously working to find ways to use office space, as the world is actively gathering in-person and COVID is mostly in the rear-view mirror. The firm hosts community meetings and celebratory events such as when the Senior Talent Director Carina Mills was named President of AIA California, and when they debuted the new name for their interior design studio, DyeLot.

Ripple Effects of Revitalization

The impact of this move extended far beyond the walls of the new office. The influx of 130+ design professionals breathed new life into the area, increasing the daytime population and spurring further development momentum in the area, including:

  1. New restaurants, including some highly acclaimed eateries, moved into the neighborhood.
  2. The adjacent Harvey Milk Park received grants for reinvigoration, with Studio One Eleven contributing to its redesign.
  3. Developers began showing interest in housing projects in the immediate vicinity.

This adaptive reuse project demonstrated the potential of repurposing underutilized spaces. The area south of Third Street, known as the Promenade, evolved into a lively artery of Long Beach. The transformation affected not just the two blocks housing the new office but had a direct impact on an additional four city blocks.

Environmental Excellence and Employee Wellness

The transformation of the former Nordstrom Rack into RDC-S111’s headquarters showcases a commitment to both environmental sustainability and employee well-being. The office achieved Green Business, LEED-Gold and WELL Platinum certifications, setting a new standard for eco-friendly and health-conscious workspaces.

Environmental initiatives include the installation of 20 new skylights to maximize natural light, with three being operable to improve air circulation. The firms plan to transition to solar power and disconnect from other energy sources, aiming for net zero energy consumption. Meanwhile a 552-square-foot vegetated space and a 284-square-foot garden, complete with nine relocated orange trees and a 28-foot vertical garden, bring nature into the urban setting.

The new headquarters design also targeted employee wellness with various amenities and programs. For example, the office features standing desks for all employees, ergonomic workstations and bike racks to encourage active commuting. Employees can also partake in exercise classes four days a week, including yoga and meditation sessions. To promote proper hydration and nutrition, filtered water is readily available, and healthy snacks are provided twice weekly. Air quality is carefully managed through advanced filtration and purification systems, while acoustic, olfactory and thermal comfort were also considered during design. 

As the first WELL Certified architecture firm west of the Mississippi and second worldwide, RDC-S111’s office serves as a model for future-forward, health-conscious and environmentally responsible workplaces.

Tracking Pedestrian Activity with Motionsoft

A sensor at the Promenade office entry enables RDC-S111 to analyze foot traffic on an hourly basis—highlighting visitors per hour, as well as the busiest hours and days of the week. This data is then synthesized to create a time density heat map, showing peak hours of pedestrian activity and a business hours analysis. The time density heat map indicates activity that can help businesses better understand ideal hours of operation, as well as address day-to-day logistics like staffing. It also enables RDC-S111, as architects and urban designers, to better understand the impact of their relocation on the urban environment.

Reimagining an Office—and in Turn, the Fabric of an Entire Community

RDC-S111’s visionary project set in motion a cascade of positive changes that extended far beyond the new office walls. What was once a declining shopping center transformed into a vibrant component of the city, proving that urban renewal can arise from unexpected places.

The project’s success is evident in both its immediate impact and long-term influence. The investment in office improvements catalyzed an additional revitalization in the surrounding community. This included the landlord re-skinning existing facades, laying new sidewalks and rebranding most of the tenant mix south of Fourth Street. The area, rebranded as “The Streets,” now aims to establish a creative district north of Third Street, diverging from the traditional shopping center model.

Art played a crucial role in this transformation. The office interior features locally created murals selected through a “Call to Artists” program, celebrating urban life with dynamic and imaginative works. Outside, a commissioned mural by local artist Bumblebeelovesyou adorns the facade, promoting healthy living and urban exploration.

The project’s influence extended to public spaces as well. Improvements to Harvey Milk Park, public streets and the parking structure have helped expand the district’s energy into the surrounding urban fabric. The creation of flexible public spaces, such as the Promenade North, allows for events like farmer’s markets and food trucks, fostering a pedestrian-friendly environment. RDC-S111 also participated in the Los Angeles Design Festival as the downtown Long Beach hub, birthing the idea of a Long Beach Design District.

Still, no project is complete without challenges. Like many organizations, RDC-S111 faced the reality of staff preferring a hybrid work model post-pandemic. Rather than mandating office attendance, they chose to incentivize it. They added a Community Engagement Manager, created a Hybrid Office Committee and reimagined the office as a private club-like space where membership is coveted. The office became dog-friendly and now hosts speaker series, team happy hours and yoga classes. 

Ultimately the most striking result of this project has been its demonstration of architecture’s power to catalyze urban renewal.

By choosing to invest in an overlooked area, RDC-S111 not only transformed their workspace but also sparked a revitalization that spread throughout the neighborhood. Their approach to change management—focusing on creating an environment that staff choose to come to, rather than are mandated to attend—offers valuable lessons for other organizations navigating the post-pandemic work landscape.

This project stands as a testament to the potential of adaptive reuse and the far-reaching impact of thoughtful, community-oriented design. It shows that with vision and commitment, a single project can become a catalyst for widespread urban revitalization and community engagement.

Designed to meet the evolving needs of a modern workforce, Arcadis’ reopened LA office provides a flexible and adaptable workspace that supports a cohesive office culture while allowing for future growth. The office design marks a significant departure from the pre-COVID model, which was centered around rows of individual desks and a mandatory five-day in-office schedule. The new layout embraces the shift in work patterns, incorporating a variety of workspaces and social areas to support different activities, giving employees the flexibility to work, meet, collaborate, and socialize as needed.

One of the highlights of the new office is a multifunctional gathering and presentation space called “The Forum.” This area is equipped with integrated technology and designed to accommodate both external organizations and internal events. Equipped with built-in audio and video capabilities, including a large retractable screen and digital projector, The Forum allows for seamless hybrid events, where in-person presentations can be easily shared with remote participants. Additionally, all conference and huddle rooms are outfitted with cameras, speakers, and digital displays, allowing for smooth video calls with clients or remote team members through wireless connectivity.

Communal banquette seating pods along the glazed edge overlooking the city offer a visual connection to the outdoors, providing comfortable settings for lunch breaks or impromptu collaborative meetings. Former principal offices have been converted into huddle rooms, enabling teams to collaborate and connect digitally with remote colleagues and clients. Smaller focus rooms have also been created to offer private spaces for individual work, conversations, or phone calls.

Sustainability was a key focus in the renovation of the office. The design team prioritized adaptive reuse of existing spaces and furniture, minimizing demolition, waste, and the need for extensive rebuilding during construction.

Designing a Unified Office Space

Designing the office for internal use was different from designing for a client, but the same process was followed to ensure all user needs were addressed. Additionally, the merger of three different entities into the new LA office required extra time to understand the diverse needs, requirements, and standards of various user groups. Part of this process involved conducting an all-staff survey to gain insights into what employees were looking for in a workspace, how they intended to use it, and how often they planned to come into the office.

Based on these findings, the LA interiors studio led the planning and design, with periodic feedback and review from the LA office leadership and the larger Arcadis workplace group.

Standout Details

The Forum is a dynamic space designed for both presentations and team gatherings. This versatile area incorporates cutting-edge technology, making it ideal for hosting both internal meetings and external events. With its built-in audio and video systems, including a retractable screen and digital projector, The Forum facilitates seamless hybrid events, enabling in-person presentations to be shared with remote participants effortlessly.

Smaller focus rooms have been created to provide quiet spaces for heads-down work, phone calls, or one-on-one private conversations. For group discussions, communal banquette seating pods are strategically placed throughout the office, encouraging collaboration and interaction.

Sustainability was a cornerstone of the office’s redesign. By prioritizing the adaptive reuse of existing furniture and spaces, the design team reduced the need for demolition and extensive rebuilding, minimizing waste and environmental impact throughout construction.

Impactful Products 

  • Two OFS Obeya pavilions were created as a focal point to the social/collaborative space
  • Steelcase Campfire and Potrero communal tables, Coalesse lounge furniture
  • DARRAN Honey workstation pods round out the rest of the social and collaborative FF&E

Smooth Renovation and Surprising Success

Because the renovation focused primarily on FF&E, finishes, and minor architectural changes, there were no significant challenges on the project. The biggest obstacle was the longer-than-usual timelines for the shipment of FF&E, but the procurement group effectively facilitated this process.

A post-occupancy survey is planned for early this year; however, initial feedback has been very positive. Despite the absence of an in-office mandate, the number of people regularly coming in has been encouraging. Additionally, there has been a pleasant surprise in the number of external groups reaching out to use the new forum space for events. This space was intended to foster internal connections as well as engagement with the external design community, making the positive response particularly exciting.

Arcadis’ general contractor, HITT, and FF&E procurement partner, Tangram, both significantly contributed to the project by closely managing costs and devising creative, cost-effective solutions. They also played a crucial role in expediting subcontractors and products whenever possible to help maintain the project schedule.
